Quorum is a resident-first building management platform for European condominium and HOA buildings. It connects syndics (building managers), co-owners, and tenants in one shared space — replacing email chains, paper notices, and WhatsApp groups with a single, transparent platform.
Who is Quorum for?
Quorum is built for three audiences: syndics (property managers) who administer multiple buildings, co-owners who want transparency into building decisions and finances, and tenants who want to report issues and stay informed.
In which countries is Quorum available?
Quorum is available across Europe. We currently serve buildings in the Nordics (Sweden, Norway, Denmark, Finland), the Benelux region (Luxembourg, Belgium, Netherlands), France, and Germany. The platform supports four interface languages: French, English, German, and Luxembourgish.
What languages does Quorum support?
Quorum's interface is available in French, English, German, and Luxembourgish. All features — including assemblies, voting, and announcements — work in every supported language.
Is Quorum a replacement for a syndic?
No. Quorum is a tool that helps syndics work more efficiently and helps residents stay informed. It does not replace professional property management — it makes it better.

How much does Quorum cost?
Quorum costs €100 per year per building, plus €4 per resident per month. The first 30 days are free, no credit card required.
Is there a free trial?
Yes. Every building gets 30 days free with full access to all features. No credit card is needed to start.
How do I add my building?
Go to quorum.lu/onboard, enter your building's details, and invite your residents. Setup takes about 5 minutes.
Can I manage multiple buildings?
Yes. Syndics can manage an unlimited number of buildings from a single Quorum account, switching between them with one click.

Features

What can I do with Quorum?
Quorum covers four core areas: Democracy (general assemblies, digital voting, proxies), Transparency (budget planning, expense tracking), Efficiency (issue reporting, announcements, AI-powered bank statement parsing), and Privacy (GDPR compliance, role-based access, EU-only hosting).
Is digital voting legally valid?
Yes. Every vote includes a full audit trail with voter identity, choice, and timestamp. The platform is designed to comply with European co-ownership legislation.
Can absent owners vote?
Yes. Owners who cannot attend the assembly in person can cast their vote in advance through Quorum, or delegate their voting rights to a proxy.
How does the AI bank statement parsing work?
Upload a bank statement (PDF or CSV) and Quorum's AI reads, categorises, and organises each transaction automatically. The syndic reviews the result and approves — saving hours of manual data entry each month.

Privacy & security

Is Quorum GDPR compliant?
Yes. Quorum was built with the GDPR in mind from day one. All data is stored in Frankfurt, Germany — within the EU. Residents can access, correct, or delete their data at any time, directly from the platform.
Where is my data stored?
All data is hosted on servers in Frankfurt, Germany. Data never leaves EU jurisdiction — not for processing, not for backups, not for support.
Does Quorum sell my data?
Never. Quorum is a subscription product. We do not sell, share, or monetise resident data in any way. No advertising, no tracking pixels, no behavioural profiling.
What encryption does Quorum use?
All connections use TLS 1.3 encryption (the same standard used by banks). All data stored in the database is encrypted at rest with AES-256.

Does Quorum support the Loi du 16 mai 1975 (Luxembourg)?
Yes. Quorum's assembly and voting features are designed to be compatible with Luxembourg co-ownership law, including quorum calculation, proxy management, and vote audit trails.
Does Quorum work with French copropriété law?
Yes. Quorum supports the assembly, voting, and financial transparency requirements of French co-ownership legislation. Features like digital voting with audit trails and expense tracking align with the legal framework.
