What is Quorum?
Quorum is a property-management platform for European co-ownership buildings and rentals. It connects syndics (building managers), co-owners and tenants in one shared space — replacing email chains, paper notices and WhatsApp groups with a single, transparent platform.
Who is Quorum for?
Two audiences. Syndics and councils who manage co-ownership buildings (Quorum Copropriété), and landlords who manage rentals (Quorum Location). Co-owners and tenants also get access to stay informed and report issues.
In which countries is Quorum available?
Quorum is built in Luxembourg and currently serves Luxembourg buildings. The platform is designed to be adaptable to other European co-ownership frameworks, and we are happy to discuss onboarding outside Luxembourg on request. The interface supports French, English, German and Luxembourgish.
What languages does Quorum support?
Quorum's interface is available in French, English, German and Luxembourgish. All features work in every supported language.
Is Quorum a replacement for a syndic?
No. Quorum is a tool that helps syndics work more efficiently and helps residents stay informed. It does not replace professional property management — it makes it better.

Pricing & getting started

How much does Quorum cost?
Quorum is priced per unit in your building, with no per-resident charges. Co-ownership buildings: €5.50 per unit per month billed annually, or €7 per unit per month billed quarterly. Individual rentals: €4 / €5 per room per month (annual / quarterly). The first 3 months are free, no credit card required.
Is there a free trial?
Yes. Every building gets 3 months free with full access to all features. No credit card is needed to start, and nothing renews automatically.
How do I add my building?
Go to quorum.lu/signup, enter your building's details and invite your residents. Setup takes about 5 minutes.
Can I manage multiple buildings?
Yes. Syndics can manage an unlimited number of buildings from a single Quorum account, switching between them with one click.

Features

What can I do with Quorum?
For co-ownership buildings, Quorum runs general assemblies (with procuration), supplier calls for tenders, and full building finances. For rentals, it tracks rent payments, builds signed état-des-lieux reports, and handles tenant issues and announcements. Everything lives in one transparent space, hosted in the EU and GDPR-compliant.
How does voting at an assembly work?
Quorum prepares the assembly and its agenda ahead of time and collects procurations (powers of attorney) from owners who can't attend. The assembly itself is held in person or hybrid, and Quorum tracks attendance, quorum and majorities with a full audit trail. Digital tools support the process — they do not replace the legal formalities (in Luxembourg, the loi du 16 mai 1975).
Can absent owners vote?
Yes — through procuration. An owner who can't attend delegates their vote in advance to a representative with a written power of attorney, collected through Quorum. Quorum does not offer full 'vote from anywhere' online voting, which isn't permitted under Luxembourg copropriété law.
How does automatic bank statement parsing work?
Upload a bank statement (PDF or CSV) and the Quorum Concierge reads, categorises and organises each transaction automatically. The syndic reviews the result and approves — saving hours of manual data entry each month.
What is the Quorum Concierge?
The Quorum Concierge is our in-app assistant. It answers house-rules questions, proposes expense categories when parsing bank statements, runs supplier calls for tenders and follows up with suppliers, and flags duplicate issues. It runs on Mistral, a European language-model provider, with inference hosted in the EU — so no building data leaves EU jurisdiction.

Privacy & security

Is Quorum GDPR compliant?
Yes. Quorum was built with the GDPR in mind from day one. All data is stored in Frankfurt, Germany — within the EU. Residents can access, correct or delete their data at any time, directly from the platform.
Where is my data stored?
All data is hosted on servers in Frankfurt, Germany. Data never leaves EU jurisdiction — not for processing, not for backups, not for support.
Does Quorum sell my data?
Never. Quorum is a subscription product. We do not sell, share or monetise resident data in any way. No advertising, no tracking pixels, no behavioural profiling.
What encryption does Quorum use?
All traffic is encrypted in transit with current industry-standard TLS, and data at rest is encrypted by our hosting provider.

Does Quorum support the Loi du 16 mai 1975 (Luxembourg)?
Yes. Quorum's assembly features are designed around Luxembourg copropriété procedures, including agenda preparation, procuration (proxy) management, quorum calculation and a full decision audit trail.

Quorum is designed around Luxembourg copropriété procedures, adaptable to other European jurisdictions including France. We are happy to discuss a fit review on request.
Is Quorum suitable for German WEG (Wohnungseigentümergemeinschaft)?
